Is there a way to make new roles or seperate renters from vendors?

Unfortunately, there’s no such feature, it would require a custom implementation.

If im not mistaken though, some features are hidden from users unless they have a rental property. Am i right?

If you mean the site’s design, then yes, RentalHive is different from other themes; this theme was written for rental housing.
